有名女優の引退がこれまでになく多かった２０１５年。表明なく突然消えることも多いＡＶ女優、その引退を考察する。

引退理由から学ぶ普遍的戦略の必要性
実際の引退したAV女優へのインタビューと、7種類の引退理由と今後の業界への考察が記されている。
この24ページから垣間見えるたのは、レッドオーシャン化したtoC人気商売としての普遍的な”女優業”の難しさであった。
特に「身バレ」による引退はレアケースという記述は興味深く、
シンプルなビジネスとしての難しさが立ちはだかっているようで、
業界的な特殊性はそこは薄いように感じられた。
女優には高度なレベルでの各関係者への対応という普遍的な戦略が王道として求められる一方で、
女優を選出プロモーションする事務所側は、なるべく長くスターを継続的に発掘していく必要がある。
最近はHR Techというお題目で、人事採用/退職管理でAIを用いることによる省力化が行われている。
オープンデータがある程度多そうなので、御多分に漏れずこの業界にも貢献の余地があるのではないだろうか。
例えば、デモグラと可能なら性格データと顔写真から、その後1年間の売上貢献度を予測するモデルも作れそうだなぁと思った昼下がりだった。

圧倒的な熱量で書かれた、アニメ等の事例をもちいたオペレーションズリサーチ/数理最適化の実施例
昨今はやれ機械学習やらデータサイエンスやらデジタルマーケティングの浅い解説コンテンツがあふれている。
しかし本書は、真に筆者が向き合って考えて訴えかけられている珍しい傑作だった。
五月祭とかに編集部分学生にやらせて出せば、工学部生の必修教科書となってバカ売れすると思う。
各所に、アニメや映画や書籍などへの造詣の深さがチラ見えしているところも読んでいて楽しい。
特に、ガルパンから学ぶ選択心理と利益計画、階層分析を用いたラブライブ！キャラのプロモ方針が好きだった。
これからも、どんどん新作が読みたいと思う。

かつて『会議でスマートに見せる100の方法』という本が注目されたことを覚えている方はいるだろうか。本書はそれに近しい面白さが詰め込まれている。

特に、圧迫面接必勝法は必読で、これから面接を控える学生にとって心強い指南書になるだろう。薄さの割に詰め込まれた文字量も、諧謔的な言葉遣いが小気味良くスっと読める。ハルキ度チェックシートでしっかり復習することで、あなたも立派な”ハルキ”になれると思われる。
そもそも世の中には2種類の人間がいる。村上春樹の本を1冊も読んだことがある人間とそうでない人間だ。私は後者に違いなかった。ただこの16ページを読むだけでも”ハルキスト”が衒学的であることは、東京大学に入学した新入男子大学生が駒場キャンパスの学生会館に座り、クリスティーナ・リッチを夢見るヴィンセント・ギャロのような顔立ちで、ハイデガーを引用しながら恋愛工学を語ることが可愛く思えるようになるほどに明らかだった。だが、衒学的であろうとなかろうと、どちらでも変わりはないのだ。入口と出口がついている犬小屋のようなものだ。どっちから出てどっちから入っても変わりはない。本書も、そういうものだ。

What is the "design festa" ?
Have you ever heard of "Design Festival" in Japan ? It's an one of the biggest art events in Japan, where artists of all ages, nationalities, genres and styles gather.
The events mainly consits of 5 types below and the number of boothes are over 5000 !! - bright booth - dark booth - workshop booth - live painting booth - show stage
It helds at Tokyo Big Sight. You may know the place for "commic market" and you can guess how big it is. It would take around a day even if you decide to run through most. Your plan to go through most wont't be exexuted in front of so many tiny but fascinating stuff.
How was it ?
This page will describe some of them that I encountered and I'm happy if it helps you to think you want to go to the next festival.

How adorable you are! 6 months years old puppy welcomed me in front of the festival, which made me crazy just from a start. Once I looked around after saying goodbye to him, I noticed that all pedestrians were somehow artistic. Then I recoginzed that art festival had already begun. The shirt I bought at vivienne westwood was the only thing I was able to rely on, but I'd like to wear a shirt with a patch I made to show respects.
Real puppy with special rubber
You may be surprised to be told that it's a robot. This puppy doesn't have any actuators or sensors, but here is an story. This 'robot' was invented by a tech Ph-D guy who retired a company for this product. He invented a surface type touch sensor a decades ago and presented it to big toy companies to ask if it's can be implemented some doll products. However, their reaction were not welcoming and they stated no way to utilized the sensor. Any sounds once the sensor found that the doll was touched? Rather, the company found that it was very interesting to embrace the heavy stuffed toy due to special rubber inside the toy that he replaced cotton with. After that, he realized that the essential function the stuffed toy robot was soft and heavy. Finally, he removed his patented sensor too! I can agree with his choice now because I'm one of those who embraced his product. I'm so afraid that you cannot tell how it move. According to him, his product stimulates some very much, but the others not. Those who has some mental issues tend to be welcome his product. Oh, well, but I believe it's wonderful to all human beings. Heavy. It makes a life...

Sauna hat made by whool felt
I like sauna. I think it's getting more and more popular to go sauna in Japan, but I think sauna hat is not necessarily prevailed to everybody. I was the also the one. A friend of mine knew a a lot and happend to be able to buy a great product. At first, it's cute isn't it? Needless to say, this product represents Mt.Fuji. The gradation of colors is beautiful and cool. I love it.

Phenix flower
A nice old man greeted me at the store. He explained us that he had to close his flower shop because his flower was phenix flower and it meant that customers didn't need to buy flowers for 5 years once they bought... How pity it was... However, a man seems very happy and talked the story with his smile. I could understand he really enjoyed his booth and kept smiling to every pedestrians at the festival, which made us to stop our steps. Don't you want to talk to him and chose great floweres to your love?
Neckless to polar bear
You may know the polar bear. It's a piggy bank made by a Finnish bank and so many designers made his wearings and sell through EC sites. I also don't know how come he becomes so popular but it's true. Thus, when I noticed the bear was placed on a desk of a booth, it's surprinsing but understandable. My wife likes him so I thought the time came when our polar bear got his own neckless. I really loves the strowberry!
Postcards
Recently, I started postcrossing. (https://www.postcrossing.com/) The goal of this project is to allow anyone to send and receive postcards from all over the world! The idea is simple: for each postcard you send, you will receive one back from a random postcrosser from somewhere in the world. I'm a beginer and just sent 5 cards, but planning to send over 5000 cards just as like others in the project. I was so happy to be able to gather wonderful cards and cannot wait to send them to appeal japanese cultures.

高速Wordpress構築へのTIPS Dockerによるローカル環境

サマリ
Dockerを使ってWordpressのローカル開発環境を手早く作ることができた。Dockerが入っていれば、ymlをコピペしてWordpress初期設定するまでに30分かからないと思う。
ただアップロード上限値やボリュームの設定しておかないとWordpressを起動した後に詰まるので、転ばぬ先の杖としていくつかの設定が必要。
目的
サーバーやドメインに課金する前に、Wordpressでやりたいことができるのかローカル環境でパパっと確認したい。 Dockerで構築するにあたり、そこまで複雑ではないが、実際にWordpressを使う段でつまりどころがあった。次回以降速攻でできるように.ymlとか手順を、備忘録としてまとめておく。

サマリー
28歳、家賃15万賃貸を脱し、中野に中古6000万強のリノベ済みマンションを居住用に買ったった。これは、物件を探して購入内定までの12月、1月、2月の約3か月間。日比谷図書館に1日引きこもって東洋経済の不動産関係の雑誌を大量に読み漁ったあの日から購入迄に知った諸々の備忘録である。
とにかく家は高い買い物であり、早い者勝ちの側面もある。就活以上に具体的に購入の基準を明文化しないと迅速な決断が難しい。本記事が脱賃貸で都心に住みたい勢にとって、少しでも役に立てれば幸いだ。
買う必要があるのか？
そろばん弾いてライフスタイルと相談すると、5年後一定金額以上で売却可能な都心駅近の2LDKマンション、が必要となる。しかも、住宅ローン控除や7代疾病保険料という特典も好ましいと思った。
買うことはできるのか？
買う必要性で考えた基準と、自分の給料を正確に把握すれば、あとはご縁が導いてくれる感がある。手数料全部含めて7000万以下で築年数は諦めてR1対応の中古2LDKマンションを待っていると連絡が入った。購入申込順番は3番目の案件であった。管理費含めて毎月20万強の債務ですね怖。

買う必要があるのか？
人生設計
築浅5年のマンションをローン35年で30歳で組むと、築40年マンションが65歳で手に入る。65歳でリタイアすれば、管理費5万くらいで築60年まで耐えるマンションならば、85歳まで住めるお家になる。
だが、はっきりいって20年後も想像できない。今は妻と二人暮らしで、子供の予定はない。ただ3歳くらいでも部屋は要らないから2LDKでも大丈夫ですよ、と不動産屋に言われた。
よって、「2LDKを念頭に、賃貸で払ってる方が得だったとはならない程度で5年後に売却可能なマンションを探す」ことにした。
ロケーション
諸君、私は中野が大好きだ。ブロードウェイが好きだ。SEIYUが好きだ。Book1stが好きだ。飲み屋街が好きだ。美味しい寿司屋の英鮨が好きだ。うどん屋の大門が好きだ。夜中になると不審者が等間隔に並ぶサンモール商店街が大好きだ。無駄にドラッグストアが多いのも好きだ。都庁位高い新しくできる市役所が好きだ。四季の森公園が好きだ。トイプードル散歩率が高いのが好きだ。中野サンプラザが好きだ。北口が広くて空が見えるのが好きだ。北口の方が治安が怪しいのに南口に交番があるのが好きだ。夜10時頃に車道を渡った若者たちにパトカーからスピーカーで「歩道あるけおらぁ！歩道歩けって聴いてんのか歩道だおらぁ」とドスの聴いた声を上げてくれる中野が好きだ。南口のOIOIのテナントがなんか微妙なのが好きだ。TSUTAYAがあるのが好きだ。今後5年で駅開発が進むのが大好きだ。
よろしい、、ならば中野にマンションだ、、、
買うことのメリデメの考え方
賃貸を継続する場合と、中古マンションを購入する場合を比較する。改めて簡単に図にするとしたみたいなイメージ。
（ローンの残債は元利/元金均等と利息/本当は細かいシミュレーションが必要だし、手数料金額もブレうるが、あくまでイメージ図として）
私の場合は、ソロバン弾いて、賃貸払うより毎月の負担は上がるが、5年以上住めばその後売ると賃貸生活よりお得な感じを想定。
付帯するメリット
住宅ローン控除の詳細は別途Googleを参照されたし。あとは保険とかもつくぞい。私若いからめっちゃ安かった。ジャンプより安い。
買うことはできるのか？
支払い計画
現収入と諸々を考えると、全部含めて7000万は超えたくないところだった。手数料とかは購入住宅の7%程度は見ておいた方がよい。大きい所では、不動産仲介手数料3%（カット可能、後述）、ローン銀行手数料2.2%、その他は登記や税金、引っ越しや新家具等。手付金数百万も現金で必要なことも気を付けたい（あくまで手付金なので、追加費用ではない）。
現実的な物件要件の詳細化
都心マンション、高すぎる。。。7000万でも築浅全然ないじゃぁあないか！！心が折れて福岡のマンションとかも調べた夜も数知れない。
つまり築年数を犠牲にしない限りは予算に収まらないのである。終の棲家にすることは難しくなった。ここでマンションの物理的な限界の有無が、購入に向けて最重要事項となるのであった。
耐震性について
「東日本大震災の建物被災状況」を読み解くと、新耐震基準と旧耐震基準との、大破・中破/小破・軽微・損傷無しの割合が確認できる。
ここから、旧耐震が1.7%に対し新耐震でも1.0%が大破・中破、旧耐震でも98.3%が小破・軽微・損傷無し であることがわかる。
倒壊の原因とされたのは、地盤・建物形状・構造であり、住宅金融支援機構 耐震評価基準が参考になる。セットパック大きくないとか、平面形状は不整形じゃないとか、ピロティは偏在させるなとか。
管理状況
大規模修繕工事にむけて積み立て金が幾らあるのか＋管理組合は機能しているのか。15年に１回くらいでちゃんとやっているか。積み立てが少ないと、入居後に負担する羽目になる。また、R1住宅という基準も大変有用だ。リノベーション協議会が定めた品質基準を満たした中古住宅のうち、分譲マンションの専有部に関する品質基準を満たした住宅のことである。3つの適合リノベーション住宅 R1住宅 | 一般社団法人 リノベーション協議会
これらを鑑みて、リスクを評価することとした。
どうやって買うのか？
物件の探し方と待ち方
ちなみに中野は特に賃貸マンションの街なのでやや特殊だが、首都圏の中古マンションは登録数が減っている割に成約数が増加しており、スピードが必要となる。私が最初に観に行ったマンションは、私以外の7組は午前中に全員応募したとか。

とはいえ、物件見学しにいってその後に申し込みするには、良し悪しを判断できるようになる必要があったので、メゾネット、タワマン、中古マンション、等々を経験のためにも見学に廻った。そこで案内してくれた不動産屋さんとも物件を探す条件を話しながら、妥当性を確認していく。ちなみに一回見学に行くと断続的に物件情報が送ってきてくれるが結構便利だ。
こうして経験値を上げて、仲介手数料を払いたくなかったのでFLIEで物件を探していた。

それでも、いいなぁ、と思っても次の物件をみると、あっこっちがいい、となって、気が付いたらもう売れてしまっていて、みたいなのはざらである。加えて、見学できる状態だけど既に申込入っている、というのもある。ご縁パワーが求められていた。
そんなある日、良さげな物件の販売会社に電話をかけて「もう申込入っちゃってて、、、」と言われたものの後日「ローン組めないとのことで頓挫して、購入意欲高くていらっしゃったかと思い、お電話差し上げました」との入電。ビバご縁である。
おわりに
転居して4日、まじでいい。苦労して選んだ綺麗なお家は、住み心地も一入だ。
近隣部屋の方々にもご挨拶に回ったが、（少なくとも直感的には）良識と優しい方々で安心している。ゴミ捨て場に至っては整然としすぎていて逆にビビっている位だ。
だが道路沿いなので夜寝室の車の音が大きいのに困ったことは「あぁ失念していたぁ」とも思ったが、2日で慣れた。常に完璧な選択などあり得ないので、今後もうるさく感じたら吸音材で窓を塞いでやろうと思う。
しかし、終の住処をどうするのか、という問題は中長期的な残課題となっている。今後自分のライフスタイルと住宅市場の動向を踏まえて、もう1,2 回は住宅不動産と向き合わなければならない。その頃には、りのべるのような、テイラーメイドのフルリノベーションを行うのも良いだろう。いずれにしても、次の機会には物件売却も発生するのでより複雑になる。
柔軟な資金計画を練れるように、住宅ローン返済しつつお金貯められるように頑張るぞい（辛）。

What is "Cosholi (Cosplay holic) "?
I experienced a kind of initiation last winter and I expect my experience can help anybody who consider join.
If any questions, I can answer as much as I understand.
When it comes to photo, It's not easy to take pictures of the event, so I won't post them.

In short
- "Cosholi" is an abbreviation for "cosplay holic," a type of adult-oriented trade show run by doujin and companies.
- ROMs, photo books, and photo tickets are sold at the booths, and you can take photos in the photo area according to the ticket.
- Before entering the venue, you need to show your ID that you are over 18 years old, and the number of visitors is limited to two parts by time.
- Unauthorized photography will be strictly controlled and enforced.
- Brochures with A4 photo books (2,000 yen) in lieu of certificated tickets can be purchased in advance at specific book shops like Mandarake/Surugaya.
- The event will be held at the Tokyo Ryutsu Center near Haneda Airport.
What was COSHORI?
Before entering
The only way to get to the Tokyo Ryutsu Center is by monorail, so inevitably the atmosphere in the train car was bizarre. A guy not clean + a vendor or a model girl + a neutral nerd + other passengers who got on at the "wrong" time. However, the mysterious sense of cooperation, not to say cacophony, was evident in the orderly waiting lines and smooth operation, which gave me a sense of security for the upcoming event.
On the other hand, I hadn't read the pamphlet properly, and I felt frustrated that I hadn't thought of a touring plan because I was so caught up in the atmosphere of the other people around me who seemed to be experts. So, making full use of Twitter, a friend of mine and I pondered over a plan to go around in the waiting line, and we came up with an overly simple plan: "Just go around in order.
In other words, a layman would have no idea what would happen at the Coshori. Just feel it.
Admission
The event began. Everyone was quickly being sucked into the hall. I see the venue, it's not too big as I expected. I was getting excited.
In accordance with my plan to go around the booths in order, I stood about 2 meters away from the booths and looked at the products on the desks from a distance. This is when I noticed something. The products are not cheap (unit price is about 3000 yen). While I am cautious about making a purchase, I cannot know what to be expected unless I stopped and stared. I wanted to stop, but wasn't. I wasn't able to make eye contact with the sellers smiling and wearing less. I felt like I was in a situation where I was being approached by a clerk at a clothing store, but upped a couple of notches.
The leaflets are received with intense curiosity coated with a distorted amiable smile and a sense of guilt for not purchasing. The only thing I see are skin tones and a space suffocated by the carbon dioxide and body heat exhaled by visitors, and my five senses become dulled. 10-space patrol + 5-minute break. It's like a long-distance crawl.
After a round of breathlessness, I finally began to grasp the whole experience. I started to get an idea of what was for sale and where I could find something I was interested in. As with RPGs, I began to calmly listen to the eroticism of the ROMs taught to me by the old men who had participated in them. I see, I see.

After leaving
Refreshing my brain with fresh winter air. While I was opening my loot at a restaurant in Shinagawa station, a feminine lady across the street from me left with a huge grin on her face. It's totally all-ages content, though Coshori is still not like this. Below are the minutes of the meeting for reflection.
- The hurdles to photography are high!
The price yes matters and it seems to be better to have a good single-lens reflex camera. However, it's a further initiation to take a photo with models by ourselves.
- I couldn't get my hands on the bondage type.
I think I'd rather have the results of ROMs and such, not the method explanations.
- I'm not a big fan of completely R18 works.
I thought I liked fetishism more.
- I think it's better to avoid male sellers or use black suits.
I thought that male vendors in doujin porn are usually a reverse sales promotion.
Finally
I didn't expect to hear a comment from one of the vendors, "How dare you come to such a dense event? However, for me at least, it was a more realistic world than I had imagined.
It was a healthy event in the sense that it followed solid rules, and in that sense I really felt that I was missing something. In any case, I felt that it's regarded as good as log as they took off their clothes and dressed sensationally, but I thought I was missing out on a glimpse of the inflation of "eroticism". Inflation of sexuality. In this respect, I have memories of the Fetish Festival, which gave me somewhat similar impressions but more interest.
Of course, the models and photographers had countless tastes. I respect them all. However, in my sense of value, which values discovery, if "not knowing" is erotic, then increasing "knowing" is a double-edged sword.
I would like to continue to search for "unknown" things.
